Technical Manager – Heritage Fit-Out / Hotel Conversion
Location: Riyadh, Saudi Arabia
Technical Manager to lead the technical delivery of a major fit-out project involving the conversion of a historical building into a boutique hotel. The role requires strong experience in high-end fit-out, heritage refurbishment, hotel projects, and coordination between new construction works and sensitive restoration works.
Key Responsibilities:
- Lead the technical coordination of architectural, structural, MEP, interior design, specialist heritage, and fit-out packages.
- Review drawings, specifications, design submissions, shop drawings, material submittals, samples, mock-ups, and technical documentation.
- Coordinate design development between the client, consultants, specialist designers, subcontractors, suppliers, and site teams.
- Ensure the technical solution protects the heritage character of the building while meeting hotel operational, authority, fire-life safety, and modern building requirements.
- Manage technical interfaces between existing historical structures, new construction works, MEP services, finishes, joinery, FF&E, and specialist restoration elements.
- Support procurement by reviewing technical proposals, long-lead materials, specialist subcontractor submissions, and alternative solutions.
- Resolve site technical issues, RFIs, design clashes, buildability concerns, and coordination conflicts.
- Support testing, commissioning, snagging, handover documentation, as-built drawings, and project close-out.
Qualifications & Experience:
- Bachelor’s degree in architecture, Civil Engineering, Interior Design, Construction Management, or related discipline.
- Minimum 10–15 years’ experience in technical management, design coordination, or project delivery within major fit-out projects.
- Proven experience in heritage refurbishment, historical building conversion, luxury hospitality, or boutique hotel projects.
- Strong knowledge of fit-out detailing, finishes, joinery, MEP coordination, authority requirements, and hotel operational standards.
- Experience coordinating specialist restoration works, façade retention, structural interventions, and sensitive heritage finishes is highly desirable.
- Strong leadership, coordination, communication, problem-solving, and document control skills.
